In the modern day however, design and building had separated into their own specialisations due to great technical, legislative and practical complexity involved in projects. This unfortunately has led to very different interests and outcomes for both the Architect and Builder leading at best to miscommunication between the two and at worst, hostility. All this leaving you, the owner of the project frustrated as to why your project is not running as smoothly as it should. So what is the solution you may ask? For us the answer is simple. Your design intent is faithfully captured in the build
Architects create the design. They are intimate with the design knowing every nook and cranny of the space. They know how the space should feel as you approach an entry, as you look up the stairs, as you relax in a courtyard. After all the design has come from their mind. Therefore communicating this design to the Builder becomes incredibly important. However the reality for most projects is that this reality has not been captured in the final built form. Sometimes it is because the Architect has not adequately communicated the look and feel of the built form within the drawing set. Other times it is the builder who has failed to read the plans, failed to understand the design intent or prioritises time and cost over quality. Whatever the case, this results in a poor outcome for the owner.
So what is the solution? Let your Architect be your Builder. In firms where Architects and Builders work together as a team, design intent is equally valued to time and cost. Design intent therefore is not compromised for the sake of efficiency. The number of times we have of owners having to go back and forth between the Architect and Builder, usually during the build when the relationship between the two has soured is far too many. Naturally with the Architect and Builder having their own competing commercial and or other interests at play, the only way they are going to get along is if they are willing to collaborate or compromise. Whilst this can happen where both are highly respectful of one another, we have usually seen this not to be the case, leading the owner to get involved in often being the facilitator between the two.
Having your Architect as your Builder, you now have the one point of contact and responsibility. After all a house divided cannot stand. This therefore lead to a much more efficient design and build process and a much easier experience for you as the owner.
